Today, almost all of us carry a smartphone in our pocket.

 

With it, we can take photographs, record videos, edit images and publish content online within minutes.

 

But owning a good smartphone does not make someone a professional photographer.

 

In the same way, having access to the main property portals does not necessarily mean knowing how to sell a property.

 

Technology has made many tasks easier. Selling a home, however, still requires experience, preparation, knowledge and the ability to make the right decisions.

 

Every property requires a different strategy

 

No two properties are truly the same.

 

A contemporary villa, a traditional house, an apartment in a historic area or a rural property may require completely different approaches.

 

Before thinking about advertising, it is important to understand exactly what is being sold.

 

Does the documentation accurately reflect the property? Are the areas correct? Have alterations been made over the years? Are there aspects that could increase the perceived value? Who is the most likely buyer?

 

These questions should be considered before putting the property on the market.

 

The same applies to buyers.

 

An investor looks for returns. A family may value accessibility, schools or the layout of the property. An international buyer may place particular importance on maintenance, documentation, ease of managing the property from abroad or its potential future use.

 

For this reason, real estate marketing is not simply about reaching as many people as possible.

 

It is about reaching the right people.

 

Photographs are important. But they are not a strategy.

 

Good presentation can completely transform the way a property is perceived.

 

Professional photography, video, drone footage, floor plans, 3D visualisations or virtual presentation of spaces can all be extremely useful tools.

 

But they remain tools.

 

An excellent photograph cannot correct the wrong asking price.

 

A video cannot resolve a documentation issue.

 

And thousands of online views do not necessarily mean there are qualified buyers.

Very often, identifying an issue before a property enters the market can prevent difficulties, delays and unnecessary negotiations later.

 

This is also why a broker's work does not end with advertising.

 

A professional needs to know how to analyse a property, interpret information, understand when an architect, engineer or lawyer should be consulted, qualify potential buyers and conduct negotiations in a balanced and effective way.
